Nye Estate Partners with LPN Development to Launch PUNN Smart Workspace Project: A New Concept Workspace Targeting Urban Workers in a Prime Location on Rama 4 Road
Two real estate giants, “Nye Estate” and “LPN Development,” have joined forces to unveil a new office concept, “PUNN Smart Workspace,” located in a prime area in the heart of Rama 4, targeting the new generation of urban workers. This project is based on the Co-Growing Space concept, providing private workspaces while maximizing the utility of shared areas. With over 22,600 square meters of rental space across 28 floors, the project is valued at 3.9 billion baht and is set to debut in the second quarter of 2023.
Mr. Surawut Sukjareonsin, Chief Strategy Officer of LPN Development Public Company Limited and Executive Director of Donsiri Development Co., Ltd., revealed that the trend towards new working styles in the future emphasizes convenience in commuting, flexibility in workspace usage, and relatively low rental costs. This has led to a growing demand for office projects in the semi-co-working space concept, catering to the needs of the new workforce across various locations.
The development concept focuses on addressing consumer needs and adapting to changing lifestyles, resulting in a significant collaboration between Nye Estate and LPN Development to create a workspace for the new generation, named “PUNN Smart Workspace.” It is situated on Rama 4 Road, surrounded by shops, restaurants, residential areas, hospitals, offices, parks, and the MRT Klong Toey station, just 200 meters away.
“This project is developed under the semi-co-working space concept, with over 22,600 square meters of rental space designed as a new office concept that supports future work, emphasizing flexibility in usage. It features private workspaces while maximizing the benefits of shared areas. PUNN also incorporates green spaces and nature into the environment, with a beautiful landscape from a small public park, under the concept of POPS (Privately Owned Public Spaces) to “share” private areas for public benefit, enhancing the beauty and shade provided by the trees within the project, beyond just the aesthetics of the green spaces created,” Mr. Surawut stated.
The rental space development under the semi-co-working space concept includes two floors out of 28, covering 2,300 square meters, designed to truly accommodate flexible usage needs. This section has an investment of 350 million baht from the total project value of 3.9 billion baht.
The project also emphasizes energy conservation and environmental preservation according to international standards, using LEED® (Leadership in Energy and Environmental Design) in its design and construction to ensure safety, health, and sustainable coexistence with the environment.
One of the concepts used in developing PUNN is LPN's 6 Green principles, applied throughout the design and construction processes, including Green Enterprise focusing on management and human capital, Green Design Concept designing products with environmental responsibility, Green Financial Management ensuring appropriate returns and growth for the organization, Green Marketing Management fair marketing practices for consumers and competitors, Green Construction Process managing environmental and social impacts in all construction processes, and finally, Green Community Management ensuring the quality of life for residents in the project.
“During the construction of the PUNN project, the 6 Green principles of LPN have been integrated into every process, from design concepts to construction. This includes selecting water-saving sanitary ware that reduces water usage by 40% compared to other products, along with installing separate water meters for indoor and outdoor use to monitor water consumption,” Mr. Surawut added.
Additionally, the PUNN project has chosen refrigerants for the air conditioning system that do not harm the ozone layer and has installed carbon dioxide (CO2) monitors inside the building, along with standards to prevent dust from entering the building. During construction, pollution in the construction area has been strictly controlled, with regular environmental impact assessments, the use of low-VOC materials, and the selection of materials containing 20% recycled content for structural and architectural work. These materials must be produced domestically within 160 kilometers of the project to reduce transportation energy use. All construction waste will be managed to ensure that over 75% is reused, in line with building certification standards, while also ensuring safety within and outside the area.
The PUNN project is a new working space concept that fully meets the needs of the new generation of urban workers, featuring eco-friendly building designs, an environment that supports efficient work, and convenient transportation options, whether by private car or other public transport systems. Currently, the PUNN project is under development and is expected to be completed and ready for service by the second quarter of 2023.
